Sale order will be Tract 1 and then Tract 2, followed by Buyers Choice on Tracts 3 through 6. This method gives the successful bidder the option of selecting any or all 4 tracts at the price bid. If all are not selected, the Buyers Choice will continue until all 4 are sold. Tract 7 will then be sold followed by Tract 8. Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due within 30 days, on or before September 22, 2025. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2025 real estate taxes which are due and payable in 2026 will be paid by the Seller. Possession will be given at time of closing, subject to a 2025 farm lease and a 2025 hunting lease. The tracts all sell free of any leases for 2026. Immediately following the auction, the successful Buyers will be required to enter into a written contract with the Seller.
