La Plata County - 1368 CR 124, Durango CO, Hesperus, CO
Big Stick Ranch spans 605± deeded acres and is the only large acreage property within 15 minutes of Durango, Colorado, offering direct access to the San Juan National Forest from within its boundary. Positioned on the southern shoulder of the La Plata Mountains, the ranch borders approximately one mile of National Forest to the north and one mile of BLM land to the south, which connects to the 6,450-acre Perins Peak State Wildlife Area, creating exceptional opportunities for hunting, recreation, and wildlife viewing. The landscape features open meadows, wooded slopes, and a diverse mix of old-and new-growth aspen, Douglas fir, spruce, Gambel oak, serviceberry, and chokecherry, with elevations ranging from 8,400’ to 9,260’. Accessed via County Road 124 and a recorded easement across a neighboring ranch, the property includes a natural spring and wildlife water tanks and remains unimproved aside from road and fencing. With no structures or conservation easements, it offers a blank canvas for a private mountain retreat or legacy estate, just 25 minutes from Durango–La Plata County Airport.
OPPORTUNITY
With no existing improvements, Big Stick Ranch serves as a true blank slate for its next owner. This land could be developed into a premier hunting property close to Durango, the new owner could complete with a cabin and corrals, transform this land into a private residence offering country living with city access, or craft this land into a cool-climate mountain retreat for those escaping hotter regions like Texas or Arizona.
HUNTING AND RECREATION
Located in Game Management Unit 74, hunting has been the primary focus on the Big Stick Ranch, along with some cattle grazing. And the location of the ranch is prime for that, being located on a reach of USFS that is very difficult to get to unless from this property! The game population in the area (the ranch, USFS, BLM and SWA) includes Bear, Deer, Dusky (blue) grouse, Elk, Rabbit, Squirrel, & Turkey. The property currently leases to a hunting outfitter on a year-to-year basis.
With almost a mile of San Juan National Forest boundary on the north, and 1-mile of boundary with BLM on the south, the property provides abundant access for hunting, horseback riding, and other recreational pursuits on the surrounding government lands. The north accesses over 165,000-acres of USFS with a two-track trail directly to the forest from the property.
The BLM, 280 acres on the south border, is itself adjacent to a 2-mile border with Perins Peak State Wildlife Area, the total acreage of that SWA is 6,450-acres, managed for hunting only. Because it is a winter range for deer & elk it is closed to the public December through April. Other times it can be accessed by the public for hunting, but only if they have a valid Hunting or fishing license or State Wildlife Area (SWA) pass.
LOCATION
The ranch is located at the base of the La Plata Mountains with clear in-your-face views of Baldy Peak (10,850’), Silver Mountain (12,388’), Deadwood Mountain (12,274’), and Hesperus Mountain (13,232’), SO you will never lack views!
ACREAGE AND DESCRIPTION
The property itself is at elevations ranging from 8,400’ to 9,260’ and is easiest described as being two different parts, each about 300 acres. The vegetation across the property consists of Gambel Oak, Serviceberry, Choke Cherry, Aspen, Douglas Fir, and Spruce. There is a north facing slope with a high plateau on top, that runs across the entire southern border, about 600 feet higher than the meadows. That north facing slope is covered with aspen and evergreens, serviceberry and chokecherry. The aspen forests are old-growth aspen, large and tall, with many dead of age. However, the aspen growing up after them is already tall and strong and bursting out all over. The forest is very healthy, and now with the young aspen coming on it continues to be that way.
The western 300 acres is open meadows bordered by the high ridge, and the forest, largely accessible by side x side, with a great access to the USFS.
The eastern 300 is much more wild and rugged, with no vehicular access carved into it, but traversed by significant game trails, mostly through aspen forest and Gambel Oak as they roam the side hills and benches.
WATER
While the property has no water rights, it has a spring & some water tanks that support the wildlife. There are currently no wells on the property, as there was no need because of no structures, but properties in that area and north of Hwy 160 like the ranch, do show good wells, reasonable depths and good production based on the information at the Division of Water Resources.
LOCALE
Durango is the cultural and recreational hub of southwestern Colorado. Known world-wide for its Durango – Silverton narrow gage railroad, its historic downtown (with all the restaurants, brewpubs, watering holes, shopping, historical buildings and hotels, museums and art), its close proximity to Mesa Verde, and its access to all the mountain recreation you could want in the San Juan Mountains and on the Animas River. It is certainly home to numerous trails for horseback riding, hiking, biking, rock climbing, skiing at Purgatory Resort and fishing on the river and camping.
The area is also known for its proximity to Mesa Verde and multiple national monuments; the Canyon of the Ancients; Chimney Rock National Monument, and Hovenweep National Monument.
And to get there is relatively easy and on purpose. It is a 25-minute drive to the Durango-La Plata County Airport – where you find a 9,201 ft. paved runway, full-service aviation facility offering private and daily commercial carrier service.
SUMMARY
Here is the place at the end of the road, and against the forest, to build your legacy ranch close to Durango; In an area that supports that kind of improvement. No need to tear anything down. Go to the drawing board, drill some wells, build a barn, run some horses, hunt that land, and live in a house of your dreams, and once in a while dash into town. Welcome to the Rockin N River Ranch, this absolutely one of a kind river front property that boost incredible fishing, with it's 7 engineered ponds and 4000 ft + of the famous Gold Medal Animas River thats has been restored by the Army Core of Engineers to create multiple deep fishing holes. This ranch also offers fantastic water flow hunting (1000's of ducks and geese) and backs to Ute land for complete privacy and also Big Game Hunting.
Land
This rare piece of riverfront property is an absolute SPORTS MAN' PARADISE, One of the most unique features of the Rockin N River Ranch is the location, location, location, being literally 10 min from the town of Durango with easy year round access. This 80 +/- acre ranch consists of both sides of CR 213, and both side are very useable, build your dream home or fishing and hunting lodge high on the hill all over looking the amazing Gold Medal Aminas River and the snow capped mountains. Two building pads and driveways are already in with several other building sites that have been identified. Seven meticulously engineered and permitted ponds that range from 8 to 20 feet deep and lined with gravel (surface mineral rights and all the water rights will also transfer) with big beautiful Cottonwood trees and all their spectacular fall colors. The ranch also features 4000 +/- ft of the Gold Medal Animas River that has been FULLY restored by the Army Corps of Engineers and they created the best fishing habitat possible with big boulders and deep holes where the huge trout sit and wait for a fly to come floating by. Rainbow's, Brown's and German trout reaching up to a staggering 26 inches are documented! Life time memories for you and your family, friends that they will never forget catching fish like that. Water foul hunter's the 7 large ponds and the river attracts thousands of Ducks and Geese every year and to have that kind of hunting just 10 min from town is simply unheard of, then you have a short drive into town for some lunch at one of Durango's 135 +/- restaurants, no driving 2/4 hours each way to your favorite hunting spot. Elk and Deer hunters the ranch backs to Ute land where those animals come down the draw to get a drink and with Colorado offering OTC Elk tags that are available for 2nd and 3rd rifle (always check regs.) The Ute Indians are known for their great game management and their land holds Boone and Crockett animals. Imagine you get up early, have a cup of coffee and shoot your limit on Ducks and Geese in the morning, then go catch a monster trout in one of your own 7 private ponds, or you can fish your own fully restored Gold Medal River and then your end day with an early Elk/Deer hunt. I honestly don't know where that can all be done in one day with out leaving your own private property all just 10 min from town. Truly one of a kind!! It's been said that water is the new gold and I will 100% agree. This ranch holds very rare water rights of 3 CFS for all your irrigation, piscatorial or recreation needs, also even more rare is the property has adjudicated water rights directly from the Animas River. We just don't see that anymore from the Animas. The water rights create an incredible value and there is a huge demand for water rights and we believe the water will have even more value in the future (there's so much water and so important). At the end of the day the hard work has been done and more importantly it was built and engineered and permitted perfectly for the sports man in mind and the ranch is now ready to create your own wildlife sanctuary, build your dream home with big views of the La Plata mountains, the river and the 7 ponds or build your own Gold Medal hunting/fishing lodge, (we don't have anything like that in here in Durango, especially with this kind of location) build a RV camp ground. This type of property with it's prime location and power it so unique . A few other ideas is the ranch can be used for weddings (which they have done) family gatherings and BBQ's, or having the best kids birthdays with everyone catching fish. VRBO's is another idea, all on the river, you can choose your own direction or simply keep it all to yourself for a unmatched family legacy with great memories and your own private sports man paradise. The owner has allowed me to hunt and fish the property since I listed it, and we ALWAYS catch fish, ALWAYS, and shoot our limit on Ducks, every single time this season!! SO MUCH FUN when that happensLastly the owners original idea was to have clients park at the ranch then take them miles up river and then float fish down the gold medal river to the property, remember the river has been fully restore once you get to the property (so be ready) and then take out the boats at the gazebo and serve a fantastic lunch and then catch all the fish you want in the ponds. This property could generate great income with all kinds of business opportunities that it offers. Durango would love to have something like that.

"United RV and Campground" with abundant opportunities and an absolute prime location just being 4 min from Downtown Durango, CO, in the highly sought after Animas Valley. This 81 +/- acres featuring almost one full mile of the Gold Medal Animas River, with 145 plus turn key RV and tent camping spots with views of the river. This upscale campground also has a convenient store, pool (heated), laundry facility, rental home, clean showers.
Land
United RV Campground Park is located in Durango, CO. The town of Durango has a very rich history of the old west, where you still have horse and buggy rides in town, line dancing, 135 +/- restaurants, Fort Lewis Collage, and one of the best ski mountains in Colorado Purgatory Ski Resort which offers great skiing for any level of skier. One of my favorite things about Durango is the 1.8 million acres of National Forest to enjoy the outdoors, and everything there is to offer in the San Juan Mountains, creating an outdoor enthusiast paradise. One of the biggest attractions at this resort is the historical Durango/ Silverton train that runs directly through the top of the property and people come from all over the nation to see and take pictures of the train as it passes through the park as it's done since 1882 and you feel like you just stepped back in time. This property is being offered for sale for the first time in over 75 years and is a very rare find in the Animas Valley. The property has been extremely well cared for and is in fantastic shape and is thriving as a business. The park has a main home 4 bedrooms and 3 baths where the current owners live on property and also has a great care taker home that is rented to the care taker and he lives on the property as well, having a care taker on site allows you to leave the business for a vacation or to see family and you have peace of mind the park is being taken care of while your away. (Big Plus). There is a large 3/4 bay garage that even has a full commercial lift for working on all your toys and 2 fuel tanks on property for easy fill up on the parks large farm equipment. The Park also offers a full laundry services, hot and cold his and hers showers, heated swimming pool, convenience store, wi-fi, several other fenced pastures and an old historical home that was actually moved to the park and is part of the old west history. These are all great features of a great business and a great property but my personal favorites and where I can see endless opportunity is in the undeveloped 70 +/- acres below the park with almost one full mile of river front on the Animas Gold Medal river thats lined with these huge Cottonwood trees which provides big shade and in the fall the colors are just spectacular to see and is a surreal feeling of peace and quite. This also would be where you could build your custom home, away from the business yet still on the property and have the river in your front yard. Other ideas for (Developers, Contractors, Entrepreneurs) custom built homes, VRBO's, shooting range, driving range, kayaking, canoeing, float fishing and weddings would do amazing and could accommodate hundreds of guests and parking easily. In the Animas Valley it holds a large resident herd of Elk and Deer which just makes you smile, they are seen in the Valley almost everyday. For the river, it is a gold medal river which means excellent fishing up to 26-30 inch Rainbows, Browns and German Trout. The river also allows for waterfowl hunting in your own back yard, also the river has a couple unique large SANDY beaches which makes for great swimming, or just laying out and having a picnic. This 70 +/- open acres could go in so many different directions, you could develop it, expand the already thriving RV business, or add in another idea. There is also 3/5 acre piece of land has been identified for a large pond that could be added for improving the wildlife habitat and waterfowl hunting, having the ability to fill it with 16 shares of Class A water the pond could easily be filled and maintained. The value of the water shares I would guess are worth in the millions (my own opinion) and I believe as time passes the water will just become a bigger asset for the entire RV Park or any ranch for that matter. Water is absolute Gold now and without the water you simply don't have much and 16 shares of Class A Shares is a lot of water. To sum it up you have an open canvas to create your own dreams or keep it all just as it is to yourself .. Lastly as a added bonus the Park is on all city utilities, (power, water, sewer) extremely convenient for building whatever you chose.
Recreation
You name it and I think it could be done.
