* Two runoff creeks converge along the property (seasonal)
* Mature trees provide natural privacy and character
* Estate Residential zoning
* No HOA found
* Secluded setting near Fort Garland
* Annual property taxes: $254.96
* Ideal for a cabin, homestead, recreation, or off-grid retreat
Tucked away on Durante Rd near Fort Garland, this secluded parcel feels worlds away from crowded neighborhoods and constant noise. Surrounded by trees and featuring two runoff creeks that converge along the front portion of the property, it offers a combination of privacy, water, and natural beauty that is increasingly difficult to find in Southern Colorado.
For the self-sufficient builder, the appeal goes far beyond acreage.
Imagine waking up to the sound of wind moving through the trees instead of traffic outside your window. Picture spending your mornings tending a garden, planning your next project, or simply enjoying coffee beside your own stretch of Colorado wilderness.
The wooded terrain doesn't just add beauty—it creates natural screening that helps you feel tucked away from the outside world. Unlike bare, exposed parcels, this land already provides character, privacy, and a sense of retreat from day one.
Many buyers searching for off-grid or rural land worry about feeling exposed, being packed into a subdivision, or facing restrictions on what they can build and create.
This property addresses those concerns beautifully.
The Estate Residential zoning offers flexibility for future residential use, while the large acreage footprint gives you room to spread out and create the lifestyle you've envisioned. No HOA was found, allowing you greater freedom to pursue your goals without unnecessary oversight.
While the property feels secluded, you're not completely disconnected. Fort Garland is approximately 18 minutes away for fuel, supplies, and essentials. Outdoor adventures await in every direction, from the historic beauty of the La Veta Pass-Uptop Historic District to the breathtaking scenery surrounding Zapata Falls.
Properties offering mature trees, flowing water features, and genuine privacy are becoming increasingly difficult to find in Southern Colorado. Once parcels with these characteristics are sold, comparable opportunities can be hard to replace.
Some properties give you land.
Others give you possibilities.
If you've been searching for a place where your vision for a more self-sufficient future can finally take shape, call/text 440-557-2910 to learn more.

Costilla County - 6659 Vista Drive, San Luis, CO
Owner Financing:
- $407 down (plus the $249 doc fee)
- $407 down $407/Mo for 48 months (plus prorated taxes and note maintenance fee)
Ten acres of open Colorado land at 9,054 feet in the San Luis Valley. Mountain views to the east. Direct road access. $192 a year in property taxes. And $407 down to own it.
That is the property. That is the entry point. For most buyers who have been watching Colorado land, those numbers stop the scroll.
But the reason this particular piece of land tends to resonate with a specific kind of buyer goes beyond the price.
It is the pace out here. The San Luis Valley is wide, flat, and quiet in a way that is difficult to manufacture and impossible to find in the places most people spend their weeks. At nearly nine thousand feet the air is different. The sky is bigger. The obligations that follow you everywhere else do not make the drive.
Most people who need that carry a mental list of things they are going to do when things slow down. Buy land. Get outside more. Stop spending every free hour recovering from the week instead of actually living it. The list does not get shorter on its own.
At some point the right move is to stop waiting for the right moment and create the conditions for it yourself.
This 10-acre property in Costilla County is where that starts for the right buyer.
WHAT YOU ARE GETTING
Ten acres of flat, open high-desert terrain in the San Luis Valley.
That is approximately seven football fields of Colorado land that belongs entirely to you. Natural desert grass, low vegetation, and easy terrain you can walk end to end without effort. Clear sightlines in every direction. You can see the full property the moment you step out of the car.
At this elevation the air is noticeably different. Thinner, cleaner, and quieter than what most buyers live with daily. The mountains are not a backdrop here they are a presence. Blanca Peak and the Sangre de Cristo Range anchor the eastern horizon. When the light drops in the evening this valley does something particular that is difficult to describe to someone who has not been out here. It earns the drive.
The stargazing in Costilla County is worth mentioning separately. Low light pollution, high altitude, and clear desert skies create conditions that draw serious stargazers and casual observers alike. On a clear night you are looking at the full structure of the Milky Way from your own property line. For a buyer who spends most of their time in a city or suburb, that experience alone tends to reframe what a weekend away can actually look like.
There are no structures on the property. No complications or surprises waiting for you on day one. You arrive, you exhale, and whatever the week was starts to feel far away.
For ten acres of open Colorado land with direct access and mountain views at this price, there is not much to untangle. The layout is honest. The numbers are clear. What you see in this listing is what you find when you drive out to Costilla County and walk it yourself.
WHY THIS WORKS FOR A BUYER WHO NEEDS A RESET
This is not recreational land in the traditional sense. You are not buying it to run an operation or fill a calendar. You are buying it because you need a place in the world that is yours alone one that exists completely outside the obligations that follow you everywhere else.
Ten flat acres in the San Luis Valley at 9,054 feet does that. The valley is wide open, ringed by mountain ranges, with a sense of scale that recalibrates something in most people within the first hour. The noise does not follow you out here. The week does not either.
Annual property taxes run $192. That is the full carrying cost. Low enough that you are not making a decision every year about whether to keep it. You simply own it and return to it as often as you need.
No HOA means no permission structure between you and how you spend your time on your own land. No committees. No rules about what you can park, set up, or do. You own it and you use it on your own terms.
That combination low entry, low taxes, no HOA, and open terrain at altitude in southern Colorado is harder to find at this price than most buyers expect when they start looking.
The San Luis Valley specifically tends to surprise buyers who have only looked at land on the Front Range or along the I-70 corridor. It is quieter. Less trafficked. The land has not been priced as though everyone already knows about it. And the setting wide open basin, ringed by mountain ranges, dark skies, genuine altitude is as compelling as anywhere in Colorado at a fraction of the cost.
Costilla County land in this part of the valley offers the kind of breathing room that is genuinely difficult to find at this price. For a buyer who needs that room not as a luxury but as a practical matter of getting through the year without burning out entirely this is the right corner of Colorado to be looking in. The land is not asking you to be a different person out here. It is just giving you space to remember what you are like when the pressure is off.
ACCESS AND LOCATION
Vista Dr runs directly along the property established dirt road frontage with a clear, consistent way in and out.
No locked gates. No unmarked turns you have to remember trip after trip. The same access every time, which matters when what you need most is for the drive out to start simply and stay that way.
San Luis is approximately 14 miles out for fuel and basic supplies before you head onto the property. Close enough to handle logistics without friction. Far enough that once you arrive, the town is behind you in every practical sense.
Great Sand Dunes National Park is within reach for days when you want more than open land and quiet. The 750-foot dunes rising from the valley floor are one of the more unusual landscapes in the country and worth a half day when you are already out here. The Sangre de Cristo Wilderness sits to the east. Fort Garland is also accessible from this location.
The surrounding region gives you options without requiring you to plan around them. You can spend a weekend doing nothing but sitting on your own land, or you can spend it covering a hundred miles of southern Colorado. Both work from this property.

Costilla County - Petito Dr, Fort Garland, CO
Nestled towards the back part of Forbes Park Subdivision we have this beautiful 1.68 acre lot. It is zoned residential, the entrance to the subdivision is gated with a code to enter or you can use the gate card key as well. There is over 5,000 acres of common land in the Park, 5 lakes and it also is connected to the San Isabel National Forest.
No reason to worry about back neighbors being that you wont have any, since it is connected directly to a portion of common land; which is 11+ acres and sub-connected to 900+ acres of more Common Land, so an even bigger back yard and lots of privacy.
San Isabel National Forest is less than a mile away to the East and a little over 2 miles West is Forbes Park Lake.
The lots are located towards the back portion of the Park, the area that was not effected by the 2018 Spring Creek Fire. So as you can see by our photos and drone pictures taken it is green and beautiful all the way around and you can see homes/cabins nearby as well.
FAQs:
Where are some good places to hike?
There are several trails that begin in Forbes Park and lead to great views in the San Isabel National Forest. The most popular starting point is at the intersection of Elicker and Grojean. You can proceed through the unlocked personnel gate and follow the trail into Bonnett Park. You will find several trails to follow that lead out of Bonnett Park. On most Tuesdays a group of Forbes Park residents hike trails in the area. Watch for bulletins posted at the front gate and at the Forbes Park Center. These hikes are open to anyone.
Are there any fish in the lakes, ponds, or streams in Forbes Park?
The water sources in the Park are very shallow and freeze during the winter. Fish are not abundant. The streams do flow freely all year round. Some fish, mostly Brookies (Brout Trout) can be found in the streams.
Is hunting allowed in the Park?
Hunting is not allowed in the Park. Landowners do own land and/or homes in the Park because of the ease of assessing to legal hunting areas. Parts of the Parks boundary are adjacent to a National Forest and some BLM. Hunting is allowed in these areas with the appropriate Colorado license. See the Colorado Parks & Wildlife website for information.

Costilla County - Wendt Ln, Fort Garland, CO
Welcome to 1.748 acres of genuine Colorado mountain forest in Forbes Park -- a treed, slightly sloped parcel at 9,593 to 9,635 feet above sea level in the Culebra Range foothills of Costilla County, accessed via county-maintained Wendt Lane, positioned within an established mountain community with a community center and active homeowners association. At just over 9,600 feet, this is not the open high-desert terrain that defines most of southern Colorado's rural land market. This is forest. This is canopy. This is the mountain Colorado that people from flat states have on their vision board.
This is Unit L-2, Block 165, Lot 2863 of Forbes Park -- a square parcel with a 10.8% average slope and the unique distinction of having power lines just 435 feet from the adjacent lot, making grid electrical service potentially connectable at this location. Annual property taxes run $171.20. The Forbes Park LOA charges $319 per year -- a reasonable fee for community benefits including the Forbes Park Community Center and road maintenance coordination. Estate Residential zoning supports single-family homes, manufactured homes (1976 or newer), and modular construction. Short-term vacation rentals are permitted.
Owner financing from $309 down -- no credit check, no bank required. All four GPS corners confirmed.

THE MOUNTAIN CABIN BASECAMP -- WHY FORBES PARK IS DIFFERENT
---------------------------------------------------------
Most Colorado rural land is open. Flat. Shrubbed. High desert. Beautiful in its own way -- but not the picture that brought you to Colorado in the first place.
Forbes Park is the other Colorado. Trees. Slope. 9,600 feet. The kind of terrain where the air genuinely smells different and the light through the pines at dawn is worth the drive. This is an established mountain community in the Sangre de Cristo foothills, with community infrastructure in place and the terrain that justifies the term "mountain retreat."
For the fly fisherman planning repeated trips into the Culebra Range backcountry each year, this parcel replaces the motel bill with a mortgage payment -- and after 7 years of Easy Financing, the payment stops and the land is yours forever. For the elk hunter who has been camping on public ground every September, this is the private basecamp that changes the whole experience. For the couple from Pueblo or Colorado Springs (both under 2.5 hours) who want a mountain retreat that grows in value rather than one they leave behind at checkout -- this is it.
The Forbes Park community provides the infrastructure of mountain land ownership without the isolation of purely remote rural parcels. Roads are maintained. Community facilities are available. Power is accessible. The HOA -- at $319 per year -- keeps the community functioning rather than deteriorating. For a buyer who will use this land repeatedly, that infrastructure is a feature.

RECREATION -- CULEBRA RANGE AND SANGRE DE CRISTO BACKCOUNTRY
---------------------------------------------------------
Culebra Range Fishing and Backcountry Access: The Culebra Range is one of Colorado's most remote and least crowded mountain ranges. High-country creeks and lakes above 10,000 feet within day-hiking range of a Forbes Park basecamp offer cutthroat and brook trout fishing fundamentally different from the crowded Gold Medal tailwaters of the valley.
GMU 83 -- Elk, Deer, and Upland Birds: OTC bull elk licenses. Trinchera herd of approximately 7,000 animals. Forested terrain at 9,600 feet is preferred elk habitat -- timber for bedding, parks for feeding. A private basecamp inside proven elk country.
Great Sand Dunes National Park -- 1 Hour 3 Minutes: One of the most extraordinary natural landscapes in the United States. Mountain forest in the morning, towering dunes in the afternoon, back to the cabin for the dark sky evening.
Zapata Falls -- 1 Hour 7 Minutes: A 30-foot waterfall through volcanic rock. One of southern Colorado's finest day-hike destinations.
Sangre de Cristo Wilderness -- Within Reach: 220,000 acres of backcountry. 100-plus miles of maintained trails leading to alpine lakes and wilderness ridgelines that see a fraction of the traffic on Colorado's more publicized wilderness areas.
La Veta Pass and Spanish Peaks: The Spanish Peaks (West Spanish Peak 12,683 ft) are among the most visually distinctive mountain formations in Colorado. Hiking access from the La Veta area.
Wolf Creek Ski Area -- Approximately 2.5 Hours: Colorado's snowiest resort. 430 inches of annual snowfall.
Dark Sky Stargazing: 9,600 feet in Costilla County. Minimal light pollution, maximum sky.

WILDLIFE AND NATURAL ENVIRONMENT
---------------------------------------------------------
A Forested Ecosystem at 9,600 Feet: Treed terrain in the Sangre de Cristo foothills supports a forest wildlife community distinct from the open high-desert parcels in the valley below. Elk bedding in timber. Mule deer at the forest edge. Black bear throughout the Culebra Range foothills. Mountain birds -- Steller's jay, Clark's nutcracker, mountain bluebird, various woodpeckers.
