Costilla County - Lamar Rd, Blanca, CO
Four point nine acres of level ground are sitting open in the San Luis Valley Ranches, Costilla County, Colorado.
The land runs flat from one corner to the other, open enough to walk the whole parcel in a straight line.
This is off grid ground, exactly the kind of freedom buyers come to the San Luis Valley looking for. Mountains fill the horizon in every direction, with nothing tall enough to block the view.
It is the kind of view that turns stepping outside into part of why you bought the place.
That kind of open space changes how a weekend out here actually feels.
No utility bill decides your schedule out here, just the land and whatever you came to do on it.
Costilla County sits inside Colorado's San Luis Valley, a high desert basin ringed by mountains on nearly every side.
Great Sand Dunes National Park and Preserve, Cano's Castle, and the UFO Watchtower are all a manageable drive from here.
Rio Grande del Norte National Monument, Kit Carson Park, and the Fort Garland Museum and Cultural Center sit within that same reach, along with the San Luis Valley Museum in nearby Alamosa. For someone who wants a real escape with plenty to explore nearby, this county delivers all of it within a short drive.
This stretch of the San Luis Valley has long drawn people who want space to disappear into for a weekend, a season, or longer. This parcel sits inside that same valley, part of the same draw.
What sets this particular lot apart is the space around it.
Satellite and GIS imagery show a quiet stretch of the valley with low density surroundings and wide open room on every side.
That kind of setting works for a weekend camp, a cabin, or a tiny home just as easily as it works for simply parking an RV and disappearing for a few days. Hiking, mountain access, and wildlife watching are already part of what this ground offers, all of it reachable from right where you would park or build.
That recreational character already matches how this stretch of the valley gets used day to day.
Out here, getting away is the whole point.
Whatever the plan looks like this year or five years from now, the space to do it your way is already here.
Access to the lot runs along Lamar Rd, a dirt road serving this stretch of San Luis Valley Ranches, one of the established residential subdivisions in this part of the county.
This is off grid land, exactly the starting point for someone whose plan already runs on solar, a generator, or another self supplied power setup.
Whatever setup you choose, solar, generator, or a mix of both, the choice stays yours out here.
You bring your own power, and you decide how much of it you actually need.
There are no HOA dues on this lot.
From here, your setup is yours to plan and build on your own schedule.
This lot carries a residential zoning designation, which allows a site built home or a manufactured home built after 1976, if building is ever the plan.
That manufactured home option gives you a lower cost way to get a roof out here sooner, if a full site built home is a project you would rather save for later.
Camping and RV stays are allowed on site for up to 14 days every 3 months, useful for weekend trips out before anything else changes.
For someone who just wants a place to pull in, set up, and leave whenever they want, that window is plenty to start with.
A cash price under eight thousand dollars gets you level, off grid ground with mountain views in every direction.
That combination of price, terrain, and freedom is the real reason to call about this exact parcel.
That is the whole pitch here, space, mountains, and freedom, all on one parcel, all yours to use.
Off grid land like this, priced this clearly, at this size, is worth the call.
The Numbers
Cash price: $7,995
or
Finance it with $185 down and $185 a month for 60 months
A $249 nonrefundable doc fee applies to either path.
Annual property taxes run about $120.
Either path gets you the same ground and the same off grid freedom to use it your way.
If a piece of Colorado you can actually get away to sounds like exactly what you have been looking for, this is it.
Every question about the price, the land, or what happens after you call gets a real answer, no pressure attached.
Call our team now, and let's get you out here on your own land.

Costilla County - Petito Dr, Fort Garland, CO
Nestled towards the back part of Forbes Park Subdivision we have this beautiful 1.68 acre lot. It is zoned residential, the entrance to the subdivision is gated with a code to enter or you can use the gate card key as well. There is over 5,000 acres of common land in the Park, 5 lakes and it also is connected to the San Isabel National Forest.
No reason to worry about back neighbors being that you wont have any, since it is connected directly to a portion of common land; which is 11+ acres and sub-connected to 900+ acres of more Common Land, so an even bigger back yard and lots of privacy.
San Isabel National Forest is less than a mile away to the East and a little over 2 miles West is Forbes Park Lake.
The lots are located towards the back portion of the Park, the area that was not effected by the 2018 Spring Creek Fire. So as you can see by our photos and drone pictures taken it is green and beautiful all the way around and you can see homes/cabins nearby as well.
FAQs:
Where are some good places to hike?
There are several trails that begin in Forbes Park and lead to great views in the San Isabel National Forest. The most popular starting point is at the intersection of Elicker and Grojean. You can proceed through the unlocked personnel gate and follow the trail into Bonnett Park. You will find several trails to follow that lead out of Bonnett Park. On most Tuesdays a group of Forbes Park residents hike trails in the area. Watch for bulletins posted at the front gate and at the Forbes Park Center. These hikes are open to anyone.
Are there any fish in the lakes, ponds, or streams in Forbes Park?
The water sources in the Park are very shallow and freeze during the winter. Fish are not abundant. The streams do flow freely all year round. Some fish, mostly Brookies (Brout Trout) can be found in the streams.
Is hunting allowed in the Park?
Hunting is not allowed in the Park. Landowners do own land and/or homes in the Park because of the ease of assessing to legal hunting areas. Parts of the Parks boundary are adjacent to a National Forest and some BLM. Hunting is allowed in these areas with the appropriate Colorado license. See the Colorado Parks & Wildlife website for information.

Highlights
• Costilla County / Fort Garland, CO
• 5.577 Acres
• Estate Residential Zoning
• Buildable / Mobile Home Friendly
• RV + Camping Allowed (county time limits apply)
• No mandatory HOA
• Mountain views, trees, and quiet space
• Sloped terrain throughout — an ATV or off-road vehicle helps you reach the upper section; better suited to a cabin site than an RV pad
• Great for off-grid weekends or long-term use
• Access via rural roads (see GPS + directions)
Common hesitations we hear: 'Can I actually see it first?' Yes — use the GPS and go walk it anytime. 'Is owner financing a real thing?' Yes — you get a warranty deed, you own the land, no bank involved. 'What if I can't build right away?' No problem. There's no build timeline. Camp on it, hold it, build when you're ready. 'What's the catch at this price?' No catch — we buy land at wholesale and sell with simple terms. That's the business.
This is land for people who want the real Colorado feel — trees, terrain, privacy, and mountain views without the HOA or the crowds. The land climbs across most of the parcel, so this is genuine mountain terrain, not a flat lot. Bring an ATV or off-road vehicle to explore the upper section, or find a level spot lower down for a cabin site — this kind of elevation and privacy is exactly what buyers hold onto long-term.

If you’ve been looking for a larger piece of Colorado land, this one gives you room to really spread out. Nearly 20 acres in Trinchera Creek Estates, offering open skies, quiet surroundings, and space you can shape however you’d like.
The property totals 19.6 acres and is made up of four adjoining lots. That gives you options — build a main home and keep the rest for privacy, create a family setup with multiple homes, or hold part of it for the future. Power is less than half a mile away, and you’ll have year-round access by private dirt road.
At about 7,749 feet elevation, you’ll get cool, fresh air and wide views of mountains, rolling hills, and open plains. The land is mostly flat with light shrubs, so it’s manageable whether you plan to build, camp, or slowly develop it over time. If you’re thinking about off-grid living, you can look into drilling a well, setting up a cistern, or collecting rainwater.
Financing is straightforward — $1,500 down and $542 per month for 72 months — making it possible to secure a larger property without a massive upfront payment.
When you’re ready to explore, you’re within reach of Great Sand Dunes National Park and Preserve, the trails and wildlife of Rio Grande National Forest, and plenty of fishing and hunting throughout the region.
If owning a substantial piece of Colorado has been on your mind, this could be the one that gives you the space and flexibility to make it happen. Reach out for the details anytime.

This a beautiful, peaceful, and spacious parcel of land where you have the opportunity to get away from it all. There is no existing HOA; only Costilla County Planning and Zoning guidelines apply. If you decide to build, a septic system and permanent water source (well or cistern) needs to be installed before building. Homes need to be a minimum of 600 square feet in size with most home types permitted. Accessory structures such as a shed, pole barn, greenhouse, etc., can be placed on the land once the residence is built. Power would be by solar, wind, gas/propane generator, or a combination of any of these three power sources. Heating a home in winter would be by a propane heating system and/or a wood burning furnace. There is no time limit to build. You can camp on this land for 14 days every 3 months without a camping permit. You can purchase a long-term camping permit from the County once you have a septic system and permanent water source installed. Taxes on the property are $72 per year and paid current. We have paid the tax bill that came out in early 2026. You as the new landowner will not need to pay taxes again until early 2027. There are no liens on the land. Costilla County - 4650 Yamaha Road, Fort Garland, CO
11.3 wooded acres at 9,000 feet in Sangre de Cristo Ranches, Costilla County, Colorado, with the driveway already cut and a building site cleared. Two adjoining deeded lots, county-maintained dirt frontage on three sides, and Blanca Peak on the skyline. The excavation most buyers pay for on sloped mountain ground is already done here. Owner financing from $573 a month with no credit check and no bank involved.
The Land Itself
This is 11.30 contiguous acres made up of two separate deeded lots, 4649 and 4650 of Block 230, Unit J-2. Lot 4649 carries 5.047 acres and Lot 4650 carries 6.252. They are sold together and they stay legally distinct on the county rolls, which means you can build on one and hold the other, or sell one later without going through a subdivision process.
The ground rises from roughly 8,998 to 9,160 feet across the parcel, moderately sloped, with tree cover through most of it. Lot 4650 runs approximately 437 by 780 by 437 by 468 feet; Lot 4649 approximately 500 by 855 by 650 feet. Together they form a broadly rectangular block.
The differentiator is the work already in the ground. A driveway has been cut and a building area cleared. On sloped, timbered mountain ground that is the first five-figure line item in a build budget, and it is done. It also means you can drive onto the parcel and stand where a house would go rather than guessing from the road.
Views run west across the San Luis Valley toward the San Juan Mountains, with Blanca Peak, one of Colorado's fourteen-thousand-foot summits, dominating the near skyline.
Location and Drive Times
The parcel sits on the western slope of the Sangre de Cristo range north and east of Fort Garland, in the southeastern corner of the San Luis Valley.
Fort Garland is the nearest service point, carrying fuel and basic supplies, and the Fort Garland Museum occupies the restored adobe buildings of an 1858 United States Army post that Kit Carson commanded. Alamosa is the regional hub for the eastern valley and holds the hospital, the full-service grocery and hardware outlets, the San Luis Valley Regional Airport, and Adams State University. Interstate 25 at Walsenburg is reached east over North La Veta Pass, and is the route north to Pueblo, Colorado Springs and Denver and south toward Trinidad, Raton and New Mexico.
Great Sand Dunes National Park and Preserve sits at the north end of the valley against the same range, holding the tallest sand dunes in North America. Zapata Falls, the Spanish Peaks Wilderness, and the Uptop Historic District at the old La Veta Pass summit are all within reach.
Access and Roads
Access is on county-maintained dirt, with frontage on three sides of the parcel. Yamaha Road serves Lot 4650 and Mondragon Road borders Lot 4649.
County maintenance is the distinction worth understanding. A county-maintained road is graded on a schedule; a private easement road is graded when the neighbours agree to pay for it. Three frontages means the grader passes on three sides, and it means more than one possible driveway approach, though one is already cut.
These are still mountain dirt roads at 9,000 feet. A high-clearance vehicle is the sensible year-round choice and four-wheel drive is worth having in winter. During heavy snow and the spring melt there will be periods when access is difficult. A Costilla County Road Access Permit, fee $300, is required to cut a new driveway onto a county road, though the existing cut may serve.
Utilities and Off-Grid
There is no power at the lot. This is off-grid ground and should be planned as such. San Isabel Electric Association serves this part of the county and can confirm the cost of a grid extension for this specific location; assume off-grid unless a utility tells you otherwise in writing.
There is no public water. Supply is by permitted private well through the Colorado Division of Water Resources, or by installed cistern, and Costilla County contemplates both. Typical area well depths run 150 to 350 feet and vary parcel by parcel, so confirm with a licensed local driller before budgeting. Hauled water into a cistern is common practice across the valley and is what most owners do first. Cisterns and water storage tanks are permitted. Rooftop rainwater collection is legal in Colorado for residential use subject to state volume limits.
There is no public sewer. An On-Site Wastewater Treatment System permit is required for any permanent residence, at a permit fee of $500. Costilla County prohibits an individual sewage disposal system on any parcel under one acre; both lots here clear that threshold several times over.
There is no natural gas service in unincorporated Costilla County. Propane is the standard and portable or buried tanks are permitted with standard safety setbacks. Satellite internet is the practical connectivity option; cellular coverage on a mountain slope varies sharply over short distances and should be tested on the ground.
Solar panels for single-family homes are exempt from county permit requirements in all zoned districts, so there is no permit to pull for an array. Small residential wind generators are allowed but require county administrative review rather than being permitted outright.
Zoning and What You Can Build
Zoning is Estate Residential under the Costilla County Land Use Code, Section 3.10(A): one single-family dwelling per lot, with agricultural use incidental. There are two lots here.
The subdivision covenants set a minimum of 600 square feet of habitable floor space for a single-story home and 800 for a two-story, excluding basements, porches and garages. The single-story figure matches the Costilla County floor rather than exceeding it, which keeps small-footprint and modular builds viable here.
Modular homes are permitted on a permanent foundation. Manufactured and mobile homes are permitted with a county permit, provided the unit was manufactured in 1976 or later and built to HUD standards; units made before 1976 are prohibited county-wide. Tiny homes are permitted if built to residential code on a permanent foundation and meeting the covenant minimum.
There is no county deadline to begin building and the land may be held vacant indefinitely. Once construction starts, the subdivision covenants require it to be completed within one year, which is a covenant obligation rather than a county one and belongs in the plan before you break ground. Once a permit is pulled, the county Land Use Permit runs one year and may be renewed annually, with up to three annual permits issued before a variance is required.
Camping is allowed for up to 14 days in any consecutive three-month period with no permit and no utilities in place, for both tents and recreational vehicles. Costilla County also offers a long-term camping permit, reported at up to 180 days per calendar year for a $200 fee, requiring an approved septic system and a water supply on the parcel; confirm current terms with Planning and Zoning.
A recreational vehicle may not be used as a permanent dwelling. The lawful route to living on site while you build is the Temporary RV Occupancy During Home Construction permit: 90 days, renewable, capped at 18 months total, $350, one vehicle per parcel, and requiring an approved septic system, a permitted well or installed cistern, an active construction permit, and no outstanding code violations.
Recreation and Wildlife
Elk and mule deer both use the Sangre de Cristo range front, moving seasonally between the high country and the lower slopes. Black bear and mountain lion are present in the range. Game management unit boundaries, license draw rules, season dates and public access are all set by Colorado Parks and Wildlife, and the unit covering these coordinates should be confirmed with that agency before making any plan that depends on it. A great deal of the surrounding ground in this subdivision is privately held.
Mountain Home Reservoir, Smith Reservoir and Sanchez Reservoir all lie within driving distance on the valley floor and all offer fishing. The Rio Grande, running south through the valley, is a noted trout fishery. The San Luis Valley is a significant stop on the Central Flyway and its wetlands draw large numbers of migratory birds in spring and autumn, with sandhill cranes staging on migration.
The parcel itself suits hiking, wildlife viewing, photography, mountain biking and off-roading. The valley floor is remote, the air is dry, and the nearest significant light source is nearly thirty miles away, so nights here are genuinely dark.
