Fifteen acres of land at over 9,000 feet in southern Colorado doesnt come along every day, especially when its this straightforward to understand and this realistic to own.
This property is located in Costilla County, just below the small town of Mesita, in an area known for its wide-open spaces, quiet surroundings, and long views that stretch to the horizon. It sits at 9,054 feet in elevation, giving the land a feeling of openness and clarity thats hard to find in more crowded or developed regions.
What stands out first is how simple this land feels.
Theres no maze of features to decipher. No layers of complexity. No uncertainty about access. Vista Dr runs directly along the property, providing clear, established dirt road frontage. You can reach the land easily, step out, and immediately understand what youre looking at.
The terrain is mostly flat and open, covered in desert grasses and low shrubs. Its land thats easy to walk and easy to visualize. Youre not navigating steep grades or unpredictable ground. Instead, you have a wide, usable stretch of high-desert acreage that feels stable and manageable.
This is land that doesnt demand constant attention.
One of the biggest advantages here is how low-stress ownership can be. Access is already in place. The terrain doesnt fight you. And the holding costs are reasonable. Annual property taxes are only $288, which makes it much easier to hold this land long term without it becoming a financial burden.
Utilities are consistent with rural Colorado land. Power is located less than a mile away, keeping future connection possible if thats something you decide to explore. A well and septic system would be needed, which is standard for properties in this area. Cell service and GPS reception are generally available, so even though the setting feels remote, youre not cut off or isolated.
The location itself strikes a balance that many buyers look for but rarely find.
Youre far enough out to enjoy quiet and privacy, yet close enough to take care of essentials without planning an entire day around it. San Luis, the oldest town in Colorado, is just 14 miles away. Thats where youll find groceries, supplies, and local services.
When you want to explore beyond the basics, southern Colorado offers a variety of well-known destinations. Great Sand Dunes National Park is within reach, as is Fort Garland, along with miles of open landscape that still feels untouched. The area has character, history, and space without the crowds.
But this property isnt about constant activity or short-term use.
Its about ownership.
Land like this appeals to someone who values having something tangible. Something that doesnt disappear, expire, or lose relevance over time. Its not dependent on market trends or timing. It simply exists, quietly holding its place.
At 15 acres, this property offers meaningful space without becoming overwhelming. Its large enough to feel expansive, yet manageable enough to understand and maintain. The mostly flat terrain supports that sense of balance. Youre not buying land that creates work. Youre buying land that creates options.
And options matter.

Nestled towards the back part of Forbes Park Subdivision we have this beautiful 1.68 acre lot. It is zoned residential, the entrance to the subdivision is gated with a code to enter or you can use the gate card key as well. There is over 5,000 acres of common land in the Park, 5 lakes and it also is connected to the San Isabel National Forest.
No reason to worry about back neighbors being that you wont have any, since it is connected directly to a portion of common land; which is 11+ acres and sub-connected to 900+ acres of more Common Land, so an even bigger back yard and lots of privacy.
San Isabel National Forest is less than a mile away to the East and a little over 2 miles West is Forbes Park Lake.
We also have the adjacent lot available, which is 1.69 acres. Acquire both and youll get a total of 3.37 acres.
The lots are located towards the back portion of the Park, the area that was not effected by the 2018 Spring Creek Fire. So as you can see by our photos and drone pictures taken it is green and beautiful all the way around and you can see homes/cabins nearby as well.
FAQs:
Where are some good places to hike?

You can proceed through the unlocked personnel gate and follow the trail into Bonnett Park. You will find several trails to follow that lead out of Bonnett Park. On most Tuesdays a group of Forbes Park residents hike trails in the area. Watch for bulletins posted at the front gate and at the Forbes Park Center. These hikes are open to anyone.
Are there any fish in the lakes, ponds, or streams in Forbes Park?
The water sources in the Park are very shallow and freeze during the winter. Fish are not abundant. The streams do flow freely all year round. Some fish, mostly Brookies (Brout Trout) can be found in the streams.
Is hunting allowed in the Park?
Hunting is not allowed in the Park. Landowners do own land and/or homes in the Park because of the ease of assessing to legal hunting areas. Parts of the Parks boundary are adjacent to a National Forest and some BLM. Hunting is allowed in these areas with the appropriate Colorado license. Why Buyers Should Consider Land in Costilla County, Colorado
Costilla County, located in the southern part of Colorado along the New Mexico border, is a hidden gem for land buyers, investors, and outdoor enthusiasts alike. Its unique blend of high desert landscapes, mountain vistas, rich history, and growing recreational opportunities make it an appealing choice for anyone looking to invest in land or secure a piece of the Colorado lifestyle. Whether you are seeking a secluded getaway, a place to build your dream home, or a long-term investment in real estate, Costilla County offers advantages that are hard to match in other parts of the state. In this article, we explore the top reasons why buyers should seriously consider acquiring land in Costilla County.
1. Affordability and Value for Money
One of the most compelling reasons to buy land in Costilla County is affordability. Unlike Colorados more populated areas such as Denver, Boulder, or Colorado Springs, Costilla County offers large parcels of land at a fraction of the price. Buyers can acquire several acres in scenic locations without the premium prices found closer to the Front Range. This makes it an attractive option for first-time land buyers or investors looking to diversify their portfolio. Additionally, property taxes in Costilla County are relatively low compared to other Colorado counties, making it financially feasible to hold land for years while waiting for potential appreciation.
2. Stunning Natural Beauty and Scenic Landscapes
Costilla County boasts a diverse and breathtaking natural environment. From the expansive San Luis Valleya high desert plain surrounded by mountainsto the Sangre de Cristo Range, the region offers dramatic landscapes and open skies that are perfect for both living and recreation. Buyers can enjoy stunning sunsets over vast plains, clear mountain views, and the serenity of a largely undeveloped area. The combination of flat plains and nearby peaks makes the county ideal for building homes with panoramic vistas, setting up recreational properties, or simply owning a quiet retreat away from city congestion.
3. Excellent Recreational Opportunities
For buyers who love the outdoors, Costilla County is a paradise. The area provides countless recreational activities including hiking, camping, hunting, fishing, bird-watching, and ATV adventures. The nearby Rio Grande National Forest and the Great Sand Dunes National Park offer world-class hiking and exploration opportunities, while numerous rivers, lakes, and reservoirs make fishing and boating accessible. Winter enthusiasts can also enjoy snowshoeing and cross-country skiing, while the open lands provide perfect conditions for off-grid camping and RV stays. Owning land here means you have direct access to these natural treasures without dealing with crowded public lands or limited camping options.
4. Privacy, Space, and Seclusion
Costilla County is sparsely populated, with large tracts of land that provide buyers with unparalleled privacy. Unlike urban or suburban areas, here you can enjoy wide-open spaces, minimal traffic, and the peace of nature. This makes it ideal for buyers who want to escape the hustle and bustle of city life, build off-grid homes, or simply have a private retreat to relax and recharge. The sense of space and freedom that comes with owning land in Costilla County is one of its most attractive features, offering a lifestyle that is increasingly rare in todays crowded real estate markets.
5. Versatile Land Uses and Development Options
The countys zoning and property codes allow for a wide variety of uses depending on the parcel. Buyers can build homes, place mobile homes (typically post-1976 models), camp for limited periods, and use their land for recreational purposes. Many parcels are suitable for off-grid living, with options for solar, wind, or generator power, septic systems, and wells or cisterns for water. This flexibility makes Costilla County land appealing not only for residential purposes but also for hobby farms, small-scale ranching, or seasonal retreats. Investors can also explore future development potential as demand for land in scenic, affordable regions of Colorado continues to grow.
6. Proximity to Attractions and Local Amenities
While Costilla County is remote, it is conveniently located near several towns and attractions. Walsenburg, Monte Vista, and Alamosa provide essential services, shopping, and dining, while cultural and historic sites such as the Fort Garland Museum, San Luis Valley Museum, Crestone Ziggurat, and Taos Historic District are within a short drive. Outdoor landmarks like the Rio Grande del Norte National Monument, Rio Grande Gorge Bridge, and Great Sand Dunes National Park offer unique experiences that attract visitors from across the country. Owning land here gives buyers both solitude and access to rich cultural and recreational opportunities.
7. Strong Investment Potential
Investing in land in Costilla County can also be financially rewarding. As Colorados population grows and urban areas become more crowded and expensive, demand for rural land has increased. Affordable parcels in scenic areas like Costilla County are poised to appreciate over time, especially those with good road access and development potential. Land can be held as a long-term investment, used for recreational purposes, or developed for residential projects. For investors, this combination of affordability, location, and growth potential makes Costilla County an attractive market.
8. Off-Grid Living and Sustainable Lifestyles
For buyers seeking self-sufficiency and sustainability, Costilla County is ideal. Many parcels allow off-grid living with solar panels, wind turbines, and water collection options. Septic systems are permitted, and buyers can secure well permits for consistent water supply. This makes the county particularly appealing for those interested in eco-friendly lifestyles, emergency preparedness, or simply the freedom to live independently of urban utilities. The countys low density and wide-open lands enhance the ability to live sustainably while enjoying all the beauty that Colorado has to offer.
9. Community and Cultural Richness
Costilla County is one of Colorados oldest settlements, with a rich history dating back to the 1850s. The region retains a strong sense of community, with cultural traditions, local events, and historic towns that create a welcoming environment for newcomers. Land buyers can become part of this historic and vibrant community while enjoying the privacy and space that rural living provides. The blend of old-world charm and access to modern amenities makes Costilla County unique among Colorados rural lands.
10. Easy Access and Infrastructure
Despite its rural nature, Costilla County offers practical access to roads, utilities, and services. Many parcels are accessible via maintained dirt roads and county roads, with highways such as US Highway 160 and Route 159 providing connections to nearby towns and cities. Power can often be sourced through solar, wind, or local electric cooperatives, and waste disposal is available through local services. Buyers looking for a combination of seclusion and connectivity will find that Costilla County strikes the perfect balance.
11. Climate and Weather Benefits
The high desert climate of Costilla County offers more than just scenic landscapes. The area experiences sunny days, low humidity, and cooler summer temperatures than much of southern Colorado and New Mexico. Winters are cold but manageable, providing seasonal beauty with snow-capped mountains and crisp mountain air. This climate is ideal for buyers who enjoy seasonal changes, outdoor activities year-round, and the health benefits of a dry, high-altitude environment.
12. Diverse Recreational and Lifestyle Opportunities
Owning land in Costilla County is not just about propertyits about lifestyle. From horseback riding across open plains to stargazing under some of the clearest night skies in the continental U.S., the opportunities are endless. Hunting, fishing, hiking, and four-wheeling are all available nearby, while cultural events, local markets, and historic sites add richness to daily life. For buyers seeking a lifestyle that combines adventure, privacy, and connection to nature, Costilla County offers an unmatched setting.
