Recreation
The ranch is currently collectively enrolled in the Ranching for Wildlife program with other ranches in the area. Under current management, the wildlife and habitat are managed for quality to produce better quality feed and habitat as well as older age class elk, mule deer, and pronghorn antelope. The program allows landowners to maximize their opportunity to utilize their property in exchange for public access on a limited basis. The ranches do yearly habitat projects such as brush and timber mitigation and water projects to enhance the availability of quality feed and water.
Colorado Ranching for Wildlife is a cooperative program with private landowners and Colorado Parks and Wildlife that includes incentives to improve habitat on private land. Landowners create diverse plant communities that benefit wildlife throughout the year by managing grazing systems, working on various habitat improvement projects, and developing viable water sources. These well-managed lands provide essential habitat for various species, including grassland-nesting birds, migratory ungulates such as elk, mule deer, and pronghorn, as well as any other wildlife within the ecosystem and pollinators. The program introduced in 1986 was designed to give public hunters access to private ranches. Still, in turn, a considerable benefit allows private landowners to dictate their season dates for optimal hunting opportunities. For landowners, the elk and pronghorn season is a 90-day season that coincides with any open public season. The Mule Deer season is a 60-day season. The RFW license is a weapon of choice license.
RFW is limited to ranches with at least 12,000 contiguous acres that contain a significant number of species for which licenses can be drawn. These species include elk, mule deer, and pronghorn on the Slater Creek Ranch.
In addition to hunting, that ranches have a great road system through out the property provides additional recreational opportunities that include hiking, mountain biking, UTV and snowmobiling.

A dramatic, steep rim serves as a natural backdrop, providing privacy and seclusion for both livestock and the diverse wildlife that roam the meadows below. Elk, deer, and other species are frequently spotted throughout the year, drawn to the abundant feed and easy access to water along the thick, wooded riverbanks. In addition to the hay meadows, the ranch includes dense, deep juniper draws and open benches that offer varied terrain and habitat, perfect for wildlife. The plentiful feed and water resources attract impressive populations of elk, deer, and antelope, particularly throughout the winter months and into the spring.
The ranch also features several improvements, including a small residence, a detached garage, lean-to shelters, and well-maintained corrals, all with scenic views of the river, hayfields, and distant mountains. With its diverse offerings, this ranch is more than just a working property; it's a place where dreams can become a reality.
Located in both GMU 211 and GMU 3, the ranch offers a variety of hunting opportunities each year, both within its boundaries and on the neighboring BLM lands. GMU 211 and GMU 3 offer over-the-counter elk tags for archery and rifle seasons, though for 2nd and 3rd rifle seasons, these tags are only available for private land. Deer and antelope tags however, are by draw only. Meanwhile, the ranch qualifies for multiple landowner vouchers for deer and antelope. Whether hunting within the ranch's perimeters or on the surrounding BLM lands, there are numerous excellent hunting opportunities throughout the area!
The total acreage advertised is based off of mapping. The total acreage may be adjusted +/- off of the final surveyed acreage.
Recreation
Thunder S Ranch offers a wealth of recreational opportunities both on the ranch and in the surrounding area. It borders BLM lands, providing easy access to trails for hiking, off-roading, and hunting, with stunning lookout points that offer panoramic views of the Yampa River and nearby mountains. Duffy Mountain, along with Juniper and Little Juniper Mountain, are popular destinations for camping, hunting, and exploring. The Yampa River itself is a major highlight, with 4.25 +/- miles of river frontage on the ranch, offering direct access for fishing or rafting. There are numerous launch and takeout points along the river, making it easy to spend the day on the water. For those seeking additional adventures, nearby attractions such as Gates of Lodore, Irish Canyon, Sandwash Basin, and Dinosaur National Monument are all located within a 1.5-hour drive, ensuring unforgettable excursions. Whether you're looking to stay close to the ranch or explore further afield, the area provides a diverse range of recreational activities for every type of adventurer.

Park County - 23138 County Road 59, Hartsel, CO
The Elk Mountain Cattle Ranch consists of approximately 120,000 total acres of which approximately 30,000 are deeded and approximately 90,000 are leased. The ranch falls entirely within Colorado's three largest intermontane grassland basins. "South Park" consists of nearly 1,000 square miles and has a history rich with ranching. So much so that Congress designated it a National Heritage area in 2009- one of only fifty five in the United States of America.
Ranch headquarters is at 8,800 feet above sea level in the Town of Hartsel in Park County. Within two hours of the ranch are Colorado's two most populous cities- Denver and Colorado Springs. Each feature international commercial and private airports.
The ranch is cradled by 72 million year old 14,000 foot peaks and is located at the headwaters of the South Platte River. Within the borders of the ranch are over 30 miles of named rivers and creeks and over 6,000 surface acres of stored South Platte River water for front range Colorado supply in both Spinney Mountain and Elevenmile Canyon Reservoirs.
The current cow calf operation consists of approximately 1,200 mother cows plus bulls and 500 pair of bison plus bulls. The ranch is run by the four generation family that began assembling it 40 years ago. They live on the ranch in it's five ranch homes each between three and five bedrooms. Unique to the operation is a water right for 81 acre feet of water out of Spinney Mountain Reservoir.
The hunting and angling on the ranch is spectacular featuring Boone and Crockett pronghorn, trophy mule deer and elk hunting. Some of the six ponds on the ranch have been stocked and the Middle Fork of the South Platte River presents an opportunity to improve aquatic habitat for over 3 miles of private fly fishing.
Elk Mountain Cattle Ranch has never before been offered for sale to the market and represents a significant and incredibly diverse investment offered in whole or parts. El Paso County - 515 Old Mans Camp View, Manitou Springs, CO
Panorama at Eagle Mountain has to be one of the most awe-inspiring properties to be offered in the greater Pikes Peak region. The thoughtfully planned and positioned homesite at the top of Eagle Mountain provides unobstructed 360-degree panoramas of Pikes Peak (Americas Mountain), Garden of the Gods, Cave of the Winds, downtown Colorado Springs, Manitou Springs, Red Rock Canyon Open Space and easterly views of the vast, open plains. If you are seeking the ultimate in privacy, seclusion and views on a property bordering thousands of acres of public lands with limited public access this one is well worth a tour. Access to the property is year round, secured and gated through Crystal Park, however the land itself is outside the boundaries of the HOA so there are no covenants. The Seller had started construction on an ideally situated home that was designed to capture the surrounding views in every direction with large windows and expansive decks along each elevation. The steel structure framing of the home is estimated at 90% complete and a set of architectural plans are available. As designed, the home would include 7,493 square feet of finished living area and a 1,074 square foot attached garage. However, given the existing state of completion, a new owner could easily redesign or expand the floor plan in meeting specific needs. An over-designed septic system has been installed and permitted along with a well (requires re-drilling) and 6,000 gallons of water storage capacity. A 45 x 120 metal Quonset building was constructed below the homesite and just off the main entrance to the parcel. Building features include a free-span design for expansive storage, concrete slab throughout, automated overhead door, exterior lighting, large concrete parking apron, and well and septic system. Both wells are approved to provide service to (3) single family homes, domestic livestock watering and irrigation of up to one acre.

Welcome to the Box Checker Ranch. This 102 deeded acre ranch, with nearly a half mile of the trout bearing 4 Mile Creek spanning through the entire ranch from the north and south borders, is contiguous with thousands of acres of BLM land and offers protection on the west side of its borders by a massive white and red rock ridge that acts as a natural barrier. The ranch has exclusive grazing rights to almost 3,300 BLM acres. The east side of the ranch contains around 60 acres of pasture land that has irrigation rights from the Garden Park Ditch. A plentiful number of trout live and breed within the creek. The ranchs most lush sub-irrigated grounds are to the west of the 4 Mile creek. Located in GMU 581, Elk and Turkey tags are over the counter with a combination of archery and rifle hunts.
Accessed through the fully paved Gold Belt Scenic Byway, also known as Garden Park Road, the ranch is ideally located in an area that contains some of the most scenic landscapes around. With a rich history in farming and ranching, Split Trail Ranch is a true testament to the region's heritage.
Land
Situated at a mild altitude ranging from 7100 to 8300 feet, Split Trail Ranch is perfectly positioned to complement its resident mule deer and elk population. The property has valley bottoms, hillsides and expansive sloping plateaus that provide outstanding big game habitat and a tremendous turkey population. Located within a major migration corridor, the game population increases significantly as the snow begins to fall in the La Plata range of the San Juan Mountains. With an expansive size averaging close to a mile wide and nearly 5 miles deep, this property is an ideal choice for your own family hunting retreat and has great potential to become a Legacy Ranch for generations to come. It offers the added benefit of farm income and numerous valley meadows suitable for food plots to hold even larger numbers of game animals.
The ranch is further enhanced by the presence of an historic water well, 4 poly water tanks and numerous ponds, which provide water resources to enhance the year-round game populations, making it an ideal location for a September dove shoot. The property is further enhanced by the extensive access roads and 2-trac trails throughout the property, giving you access and use of the entire property. Approximately 75% of the ranch is covered in timbered areas consisting of Pinion, Juniper, Ponderosa, and Gambel Oak, creating excellent game habitat. Additionally, the property has around 500 acres in farm production, which is share cropped with a local farmer, generating additional income. The agricultural tax status of the ranch allows for significantly reduced taxes, further adding to its appeal. Approximately, +-2898 acres of the ranch are under a conservation easement.
Improvements
The property features several improvements, including a well, a rustic off-grid cabin from the 1980s, and a historic ranch bunkhouse from the 1950s.While both structures have a charming rustic appeal, they also offer great potential for upgrading and modernization. Additionally, the property lends itself well to RV use, providing flexible accommodations. There is an extensive road and 2-trac trail system to get around on the entire property for hunting or recreational activities.

Split Trail Ranch qualifies for 6 Landowner applications for mule deer buck tags, and also provides over-the-counter tags for elk, turkey, bear, and lion. With its ideal property parameters, the ranch allows landowners to enjoy the year-round rewards of managing their game for future generations of their families to come.
