History
Sly Park, near Pollock Pines, noted for its beautiful surroundings, has always been a favorite stopping place. Before Jenkinson Lake came to be, the area was a large, flower covered meadow with spring fed streams. This is where the Maidu and Miwok people came in the summer and fall to hunt and gather food. In 1848, part of the Mormon Battalion made its way to present day Sly Park area with its rich meadow lands and continued on to blaze the trail east. The earliest known settlers in Sly Park were Hiram O. Bryant and William Stonebreaker, who on June 24, 1853, each claimed 160 acres of adjoining land (just east of the present main dam) for agriculture and grazing. They built houses and outhouses and the place became known as Sly Park Ranch. In 1951, after 27 years of effort, the Bureau of Reclamation began to clear the area and build Sly Park Dam. Storage of water was started in November 1954, and the resulting 41,000-acre feet capacity lake was named after Walter Jenkinson who persevered to make it a reality. This helped solve the need for water in the area by the El Dorado Irrigation District. One of the original Pony Express stations (Twelve Mile House) was located in Pollock Pines. A stopping place for stages and teams of the Comstock, it became a relay station of the Central Overland Pony Express. Pollock Pines was primarily a lumber community. The town is named for H.R. Pollock, who operated a lumber mill in the area in the early 1900s. The first post office opened in 1936. The name celebrates the Pollock family, who were early settlers.

History
Cool is a small town in El Dorado County. It has only one flashing red light at the intersection of Hwy 49 and Hwy 193. If you go straight on Hwy 49 you will come to Placerville, California (aka: Hangtown), but if you turn left at this intersection onto Hwy 193, you will be heading toward the town of Georgetown, CA, another historic town 14 miles down the road. Cool is approximately five miles from the confluence of the North and Middle Forks of the American River.
The Hwy 49 bridge that crosses at the confluence, marks the El Dorado and Placer county borders. The town of Cool is approximately 15 miles from Coloma, California where gold was discovered at Sutter's Mill; that discovery marked the beginning of the California Gold Rush. Lastly, there is a trail through Cool that is unobstructed and goes clear to the Tahoe area (approximately 100 miles) known as the Western States Trail. This trail is used for annual long distance endurance races for runners and horse riders. The first post office was established in 1885. Penobscot Public House, established in 1850, was a way station and stage coach stop during the days of the Gold Rush. The famous Penobscot Ranch still exists today.
Location
Cool enjoys an enviable location near the historic city of Auburn, known for its outdoor activities set against the backdrop of farms, vineyards, and orchards. The strategic positioning gives you the most of two worlds: just an hour away from vast metropolitan delights in Sacramento and recreational possibilities in Lake Tahoe. The town is less than a half a day's drive from San Francisco or Reno and a few minutes to Georgetown, Greenwood, and Garden Valley. The close proximity to HWY 193, HWY 49, and I-80 also makes commuting and traveling significantly convenient.

El Dorado County - 4000 Vía Del Gatos, Cameron Park, CA
The property is well located in Cameron Park, CA, a census-designated, unincorporated area of western El Dorado County, part of the Greater Sacramento Area. The population of Cameron Park, CA was 17,995 in 2022, but it is more broadly part of the Greater Sacramento Area, with a population of approximately 2,400,000 residents, and a projected average annual growth rate of 3.3% between 2023 and 2028. The area is expected to add another 80,000 people over the next five years, resulting in the formation of an estimated 32,000 households.
The 28.3-acre subject property is undeveloped, yet poised for much-needed residential development, given its multifamily zoning that permits up to 3-story apartments, townhomes, or single-family residential development. The site is very well located for medium- to high-density residential development, given its high visibility and excellent access from Highway 50 via Durock Road, with freeway access just ¼ mile west.
The site is gently sloping with native grasslands, shrubs, and some trees. Trees generally consist of gray and ponderosa pines, and some oak trees. All public utilities are to the site, including public water and sewer services. El Dorado Transit provides local bus service, including the 50 Express bus to Iron Point Station. Amtrak Thruway 20C provides a daily connection to Sacramento, CA to the west, and South Lake Tahoe to the east. Highway 50 is the preferred transportation route, which, along with Highway 80 to the north, provides the primary east–west route linking the San Francisco Bay Area and Sacramento, CA to the Sierra Nevada mountains and South Lake Tahoe, and beyond.
Given the fact that the property lies adjacent to one of the most heavily trafficked freeways in Northern California, with excellent highway visibility, hospitality use is also an appropriate use of the site. With 28.3 acres, the site can accommodate a variety of uses, such as both apartments and hotel use. Other uses may include senior living, either independent living or assisted living, and/or affordable housing.
The property owner/seller requests purchase offers or offers to joint venture with a highly qualified developer/builder, whereby the property owner would contribute the land to a joint venture to be formed by the owner and developer.
All purchase offers submitted will be responded to promptly by the seller, and there is no date set for any call for offers.
