Mendocino County - 8555 Signal Ridge Road, Philo, CA
Redwood 1's 3,750 acres, located in the coastal mountain range between Mendocino's Anderson Valley and the coastal town of Elk, presents the rare opportunity to invest in a substantial, productive and sustainable native tree farm. Forest assets of this caliber are few and far between and are usually traded quietly amongst the conglomerates that dominate California's redwood and fir market.
Redwood 1 is comprised of an estimated 47 million board feet (mmbf) of timber with roughly a 40/60 split redwood to fir. In the past 15 years only 2 smaller NTPs have been filed, the North/Big Bend THP (1-11-095-MEN) and the current South THP (1-22-00091-MEN) as well as a minor salvage logging of 300 mbf in 2009. 650 dbf was taken out of North/Big Bend in 2017-2018 with 55% redwood. An estimated 1.8 mmbf is harvestable in the South NTP. Owl calling is up to date for the current South NHP. Redwood 1 is easily accessible off of Signal Ridge Road and has miles of internal roads and multiple points of ingress and egress.
Besides a straight sustainable timber operation, Redwood could also be a candidate for carbon credit banking though market data seems to point to sustainable harvesting to be the more viable choice. Furthermore, multiple Certificates of Compliance/Legal Parcels provide an additional conservation easement play. TPZ zoning for low property taxes. Redwood 1 is a multifaceted investment opportunity and essential part of any truly diverse real property portfolio.
Property Highlights:
3,750 acres of Prime California Coastal Timber Ground with a solid internal network of roads and multiple access points
47 million board feet (mmbf) of timber with a redwood split to fir at 40/60
1 current THP in place with up to date Owl Calls
Multiple Certificates of Compliance/Legal Parcels presenting possible Conservation Easement Potential
Carbon Credit Banking Potential

Mendocino County - 11903 Branscomb Road, Branscomb, CA
In 1972 Jack & Adrienne Campbell bought their first 40-acre forested foothold in the Coastal Mountain Range west of the town of Laytonville with the idea of building a sustainable family compound. This was the period of the Back to Landers a movement took that inspired people to turn their backs on the chaos of modern civilization and instead revert to simpler times where you took care the land and the land took care of you. No one, however, would mistake the Campbells as washed-out hippies. The Campbell Family had roots in the area stretching back to the 1850's and a long history of working in the woods. After many years of personal sweat and toil and living in tents and tarps, the Campbells with their four kids in tow completed their homestead while simultaneously adding another 360 acres, parcel by parcel, until the Ranch grew to more than 400 total acres of some of Mendocino's most lush forest. There are currently 7 separate parcels
The Ranch sits at about 2000 feet elevation in the mountains between Laytonville and the coast. With the ocean only 12 miles due west and commanding a spot near the top of the mountain range, the Ranch sits in the epicenter of spectacular redwood production land - far enough east to get some warmth for growth but not too far where you don't also get the moisturizing effect of the Pacific. Understanding the unique environment of the land, the Campbells went about becoming the stewards of the same. Undergrowth was controlled, trees were limbed to promote uniform growth, firewood gathered only from dead trees and timber harvests limited to what sustainability dictated. The plan was for the next 100 years down the line and not instant gratification. This stewardship is evident in how the Campbell Ranch shows - like a manicured park. There is currently an estimated 2 million board feet (MBF) of timber split at 70% Douglas Fir and 30% Redwood and growing at around a rate of 3 % to 4 % per year compounded. A continuation of this responsible stewardship will guarantee the new owner and their Family a dependable and renewable source of income for many generations to come. There is also the possibility of banking to carbon credits from the forests.
The Ranch House is 1800 sq ft with 3 bedrooms, 2 baths though there is a need for updating the bones of the House are solid and of a quality of carpentry seldom seen today. There is covered veranda/deck around 3 sides of the House allowing for outdoor living. On one side of the House is a 2-car garage with adequate storage space for ranch equipment, while the other side has a glass enclosed green house for an early start to spring planting. A path through the woods takes you to a professional wood shop while further down the path and up the hill is a 2-stall barn. Water for the house comes from one of the many springs on the Ranch, while water for irrigation comes from a will.

Nestled between lush forests & rolling Deep End vines, Romani Vineyards can be found. A complete wine country compound, this offering encompasses 21 acres of gentle land, with 5 acres planted to a combination of award winning Pinot Noir and Pinot Gris vines. Resting slightly above the valley floor, the improved area of the property captures incredible layered views of rolling vineyards and distant redwood forests. Two separate dwellings combine to create an ideal compound. The main residence includes a comfortable living area with open concept kitchen. Off the main living area, is a secondary living area warmed by a wood stove with sleeping loft above. A dining area, flooded with natural light and rich with views, connects the primary suite. An indoor pool allows for four season swimming and opens to an enchanting landscape, with pathways, bocce court and a redwood forest backdrop. Adjacent the main home is the on-site winery building with studio apartment above. The lower level was designed with intention, taking advantage of gravity and geothermal cooling to enhance the winemaking process. A tasting area and storage area/barrel room round out the space. The balance of the land is forested, cascading towards a creek & pond. Romani Vineyards is a perfect expression of Anderson Valley.
