Monroe County - 00 Highway 70, Biscoe, AR
Properties along the Cache River have been very few and far between for many years and this offering is not a random piece that will leave you wondering if mallards will come through the trees the way you have always dreamed. This 489.48 surveyed acre tract is located off of Highway 70 just West of Brinkley in the absolute center of the Arkansas waterfowl flyway. There is a 50' easement that leads you to a gravel parking lot at the NW corner where you can launch a boat using the existing gravel launch and boat ditch or take off on a side by side utilizing the improved road system. It is already setup with 3 wells (2 electric and 1 turbine) along with all the infrastucture needed to flood the woods and fields. The amount of work/improvements the landowner has completed Summer 2025 is impressive:
Boat ditches mopped out
Interior roads cleaned, exterior roads mowed
New primary road being finished up to provide access outside the timber instead of through it
Small portions of the field being cut to grade to make duck food plots more efficient to drain and plant next Spring, while maintaining natural swags
All water control structures and beaver guards cleaned out
Electric wells checked and ready
New electric service established at the parking lot for a future cabin site, barn, etc.
It is not often that I have been able to hunt the tracts I am selling, but this is one very fortunate case where I know how good the hunting is because I have lived "the good ol days" on this property in years past. I will never forget the first time I was on it and flushed a huge raft of mallards on the southern end of the timber thinking "well that was cool, but there they all went" just for the same thing to happen two more times on the same visit. We were riding a UTV through the woods watching them circle back and then fade off working back to the South as we unknowingly continued on to the other two rafts towards the North.
One very unique thing about this tract is ideal terrain. While you may not be able to flood boundary to boundary by pump, the benefits are two-fold. Number one, the slight ridges provide just enough elevation where red oak timber that produces acorns a duck can actually feed on thrive. The number of willow oaks, pin oaks, and other red oaks that are on the ridges throughout the property is impressive. That component is not often seen this day in time where so many oak flats have converted to overcup oak which provide cover, loafing habitat and some invertebrates, but no useable mast production. However, when the Cache gets high and out of its' banks, these ridges go under providing fresh food for ducks not only in the form of acorns but also fresh access to aquatic invertebrates. The natural swags in the field system provide similar benefits where you can plant food at different elevations so the ducks have fresh habitat as the river level changes. Another unique feature that can't be overlooked is the fact that the fields are strategically on two sides of the timber. The second benefit of the small elevation change is having a place to stand when the river is high without a requirement to build multiple blinds because the water is too deep to stand. While a high water blind or two may not be a terrible idea for extreme conditions or taking kids, you will be able to stand by a tree for many more days than if the tract were all a low flat. When the Brasfield gauge is around 25.5 almost the entire tract is flooded. The only observed dry portion at that level is the very North end of the field system which would make an excellent lodge site and allow you to overlook your waterfowl food plots in the evenings as you enjoy dinner and a fire. Electricity is already at the the parking area to service the two electric wells so getting it to this area of the property for a lodge would only be a short run. Or you could simply build at the parking lot where the electric is already accessible, if a lodge is a requirement for you. Boone County - 10642 Fancher Dr, Harrison, AR
"Nothing left to be desired." That is what you say when you walk away from this world-class recreational ranch. This stunning ranch is loaded with so many features that make it both unique and desirable for all outdoor lovers. As you access the land from the well-maintained county gravel road, you are greeted with multiple quality access points, five-strand barbed wire fencing, and end-of-the-road privacy and seclusion. A newly constructed custom 2,700 sq ft home is built with functionality and comfort at top of mind. An additional detached oversized garage offers ample storage for equipment or vehicles. There is a charming 900 sq ft farmhouse, maintained very well, is partially remodeled, has a small shop/outbuilding, and makes for an ideal ranch house or hunting camp. A private gated entrance and well-manicured grounds make it both appealing and cozy. The property boasts rural water, making the farming possibilities endless. Just past the quaint homesite at the end of the road is the main entrance to the property; this excellent access is level and large enough for any equipment you may need. As you pull in, there is a 30x50 metal shop building with two large bay doors, a 15' awning, concrete floors, and 220 electric service. The ranch is comprised of 2 main topographical features: the open ridge top and the stunning creek bottom. The "top" part of the land is simply mesmerizing with lush and established hay meadows, open lanes and trails, food plots, massive hardwood flats, and five ponds. The largest and most notable is the small lake loaded with life, being spring-fed; it is stocked with fish, has newer aerators, a large fountain, has over 1,500 ft of incredibly level shoreline, and boasts approximately 3 acres of water. The setting is tranquil and peaceful as you sit amongst the towering white oak and red oak trees that create a park-like environment around the beautiful lake. The trail system is amazing, with approximately 2.5 miles of trails, all of which can easily be navigated by vehicle. As you take one of the several trails off the mountain to the valley below, you drive through some of the most pristine, mature, marketable, and beautiful hardwood timber I've seen in the Ozarks. This hardwood stand is predominantly white oak, red oak, walnut, and hickory. The massive trees tower along the road as you make your way below. Numerous massive flats run along the hillside, creating almost a stairway from the ridgetops to the bottoms, and offer ample hunting, trail riding, and exploring. When you arrive in the valley, you must catch your breath again. Scenes straight from a movie jump out at every turn. The famous Osage Creek flows through the ranch for under 3.5 miles on both sides! There are at least five springs on the property that feed the creek and create multiple water sources throughout the timber and bottoms for livestock or wildlife. There is also a seasonal waterfall in the wetter months. The lush hay fields in the bottom are amazing and add to this unique place's diversity. Another almost 7 miles of trails/roads get you all over the timbered hills and fertile bottoms that blanket the creek. As you can imagine, all of these pristine features culminate to create one of the diverse and desirable hunting tracts the region has to offer. The saturation of wild game is awe-inspiring and makes for an outdoor lover's paradise. The property has historically produced excellent whitetail deer, turkey, and bear. And even elk call this mecca their home. It's not uncommon to see multiple elk herds and bachelor groups of massive bulls throughout the summer and early fall. This region is known not just for the stunning bull elk but also for massive whitetail bucks. The black bear population is high, and some gigantic black bears have been seen roaming the hillsides. And in the spring, the thundering gobbles of the resident tom turkeys fill the valley. Decades of trapping have been implemented, adding to the diversity and the health of the wild game. As the sun sets across the breathtaking landscape of the Ozark Mountains, the handiwork of God is all over this special place. All of the attributes that make up a world-class ranch come together like a symphony to create one of the most impressive pieces of land you will find. The icing on the cake? How about just 25 minutes to the famous Buffalo National River headwaters in Ponca, AR! A lifetime goes by before another tract like this comes along. Don't wait. Call today for your private showing.

Just 1.4 miles from Diamond Lake and 1.5 miles from Crown Lake, this 0.77-acre corner lot in Izard County, Arkansas sits in a place that already feels settled and calm. You do not need to be on the water to feel its presence here. Simply knowing it is close brings a quiet sense of balance that changes how the land feels the moment you arrive.
This is not land that asks you to rush, plan, or stay busy. It is flat, treed, and easy to reach by paved road, offering quiet ownership in an area where water, space, and stillness come together naturally. The setting feels removed without feeling remote, and peaceful without feeling isolated.
If you have been looking for land that feels complete rather than demanding, this corner lot offers exactly that.
This property sits just a few minutes outside the small town of Horseshoe Bend, where life moves at a slower pace and the surrounding lakes shape the rhythm of the area. Diamond Lake and Crown Lake are not treated here as activities or destinations. They are part of the atmosphere. Their presence adds weight and calm to the land, making ownership feel grounded and lasting.
The lot itself is a very nice corner parcel positioned gently on top of a hill. The terrain is flat, which makes the land easy to walk and easy to understand. There is nothing steep, dramatic, or complicated about it. It feels steady and approachable, the kind of land that does not need to be explained once you are standing on it.
Trees cover the property, giving it privacy and softness without closing it in. They help create a sense of quiet separation from the road and the world beyond it. The corner lot layout adds openness and breathing room, making the space feel larger and more relaxed than its size suggests.
Access here is simple and comfortable. The property fronts a paved road, so getting to the land does not require effort or special vehicles. You can visit easily and often, without the stress that comes with rough or uncertain access. That ease matters when land is meant to bring relief, not extra work.
There is no HOA on this property. Ownership stays straightforward and uncomplicated. You are not stepping into layers of rules or oversight. The land remains what it is, quiet and steady, without added pressure.
Power is nearby, with the closest power pole located approximately 0.1 mile away. This confirms that infrastructure exists in the area while allowing the property itself to remain calm and natural in feel.
One of the most valuable aspects of this land is its location in relation to town. Horseshoe Bend is just 3 miles away, about a 5 minute drive. That means everyday needs, local services, and familiar comforts are close by when you want them. At the same time, when you are on the property, it does not feel like town follows you there.
The land feels like a pause between places. Close enough to stay connected, far enough to feel separate. It is an ideal balance for someone who wants quiet ownership without cutting ties to convenience.
Little Rock is approximately 140 miles away, or about 2 hours and 30 minutes by car. That distance gives this place a true sense of separation from city life. When you are here, it feels like a different pace, not just a change of address.
Nearby attractions add to the sense that this area is established and cared for. Box Hound Marina Resort and RV Park is just 3 miles away. Griffin Park RV Park and Campground and Turkey Pen Shooting Range are both within a reasonable driving distance. These are not obligations or selling points that demand attention. They simply show that the area is active, known, and supported, without being crowded.
This is residential vacant land, intended for long term ownership in a peaceful setting. It is not framed as a project or a transformation. It does not promise excitement or activity. Instead, it offers something quieter and more lasting. The comfort of owning land in a place shaped by water, trees, and space.
The financial terms match that same sense of calm and clarity.
The cash price for the property is $8,495.
Owner financing is available with simple, clear terms:
$225 down
$225 per month for 48 months
$249 documentation fee
There are no hidden structures or confusing steps. Just a straightforward way to own land without needing to rush or stretch.
Ownership here is not about doing more. It is about holding something steady. Something you can return to, think about, and keep without pressure. Land that does not demand constant attention but still gives something back just by existing.
This property does not rely on hype. It does not need exaggerated language or promises. Its value comes from how naturally everything fits together. Flat land. Paved access. Nearby lakes. Trees. A quiet hilltop corner lot. A short drive to town. No HOA.
When those details come together honestly, the result is land that feels settled.
This is the kind of ownership that brings peace of mind, not plans. Relief, not responsibility. A place that feels anchored by its surroundings, especially the water nearby, even when you are not standing on the shore.
If you are drawn to land that feels calm rather than busy, this 0.77-acre property in Izard County offers that rare sense of ease.
If you would like to learn more, reach out and we will walk through the details together. Our team will help you understand the property clearly, answer your questions, and make sure everything makes sense before you decide. Johnson County - 000 HWY 359, Lot#WP001, Lamar, AR
Do not overlook this exceptional recreational property that has features that showcase the natural beauty of Central Arkansas and the Ozark Mountains. It has been owned by the same family for generations and is now ready to be passed on to a new owner. It is located just minutes from I-40 and convenient to many destinations, but once on the property, you feel like you are in an Ozark Wilderness. Jump in your side by side and ride to the banks of nearly 1/2 mile frontage on Big Piney Creek, a wild and scenic river offering various recreational opportunities: camping, picnicking, swimming, canoeing, fishing, and hiking. Big Piney, a nationally designated Scenic and Recreational River, has a variety of recreational experiences. Large natural pools, steep rock bluffs, and captivating forests are just a few examples of the natural beauty surrounding this creek with emerald green water and flowing rapids that empty into a long deep pool that is full of fish. There is a nice sandy shoreline to set up a family picnic and enjoy floating, swimming or fishing. In fact, you could put in your canoe or kayak and float approximately 4.5 miles to Piney Bay, or if you are really adventurous, put in at Long Pool Recreation Area and float all day on approximately 17.5 miles of the scenic Big Piney Creek and exit on your own private landing! Complementing Big Piney Creek are two seasonal creeks that flow in rocky hollows, pouring over massive boulders and creating several stunning waterfalls. Exploring the small creeks is an adventure in the natural beauty of God's creation and can only be experienced on foot. Rock overhangs and impressive bluffs line the waterways and provide additional adventures that will inspire thoughts of ancient times when Native Americans and settlers occupied the land. On a little more relaxed days, explore the approximately 1/2 mile of soaring bluff line that rises nearly 200 feet above Big Piney Creek with majestic views of the surrounding mountains and valleys. Part of the property has young pine that is ready for a first thinning with the remainder in mature pine and hardwood timber. The diverse habit attracts and holds abundant wildlife that include deer, turkey, bear and other forest animals that call this place home. The property is undeveloped but has excellent black top road access through a gated entrance. Utilities are situated at the road and waiting to be easily brought onto the property. Although the interior trail system is limited it is waiting to be developed and enhanced by the new owner and is only limited by imagination. Enjoy it in its current wild undeveloped condition, or make it a property that will be passed down from generation to generation. Minerals convey.

Carroll County - CR 939, Berryville, AR
This raw Ozark mountain tract checks every box for the serious hunter and outdoorsman, acreage that feels endless underfoot, wild and game-rich, yet with the infrastructure already in place to truly use and enjoy it from day one. Rolling timbered mountains rise and fall across the landscape, combining broad flats, long ridge tops, hidden hollows, and well-defined bottoms in a layout that gives you natural funnels everywhere you turn. Young growth hardwoods dominate, plenty of oak regeneration in the canopy for future value, blended with cedar thickets that create the kind of bedding security wildlife seeks when left undisturbed for years. Over 4 miles of established UTV/ATV trails thread the property, strategically laid out to reach virtually every ridge, flat, and draw without disturbing the core sanctuary centers. Several large, flat ridges span far longer and wider than expected, rare in this topography, providing obvious places for destination food plots, camp setups, or long rifle shooting lanes. There are multiple ponds, a small wet-weather creek bed, and even a live spring feeding out of the mountain, a dream mix of seasonal and perennial water sources. Three major valleys wind between the high ridges, each carrying water in wet months and creating rich ecological diversity and dependable game travel. Hunting potential is off the charts. This region is known for its excellent concentrations of both mature whitetail deer and black bear, with wild turkey, feral hogs, and even occasional free-ranging elk in the broader region. Numerous saddles, timber-laden points, terrain pinches, and inside corners present textbook ambush setups you rarely find in such density on one contiguous tract. The land has seen virtually no pressure, which is immediately evident in both the sign and the unspoiled feel the moment you step onto it. In the right hands, this could be sculpted into an elite private hunting sanctuary that only improves with time. The sheer navigability of this mountain ground is a standout, not sheer or punishing terrain, but rolling, huntable, intelligently usable land. Small rock outcroppings and natural bluff lines add remarkable aesthetics without limiting accessibility. The newly built entrance from the end of a county road makes access secure, private, and reliable, the perfect launching point for a future cabin or seasonal hunting camp, as electricity is available. This property truly feels like land you step onto and instantly visualize years of stewardship and memory-making ahead. Despite its seclusion and sense of wilderness, it sits within an easy drive of Fayetteville, AR, Harrison, AR, and Branson, MO, making it strategically located for both weekend warriors and full-timers wanting remote privacy without sacrificing supply runs or airport access. The storied Kings River, Ozark National Forest, and additional public land assets are just minutes away for float trips, fishing, or extended recreation beyond your own private acreage. And for those seeking greater scale, additional adjoining acreage is available. A rare opportunity to own an untouched, richly featured Ozark mountain tract where the foundation is already there, ready to be dialed in to whatever your version of perfection looks like.
