The roads on this property are full of tracks from both. This tract is bordered by thousands of acres of managed timber company land. You could buy this property, build your hunting camp or forever home on it, and lease as much adjoining land as you could ever hunt. The Yank Place is a 120 acre certified Alabama Treasure Forest, comprised of mature merchantable timber, located in southwest Bibb County. It is truly a one-of-a-kind property. Not only is it steeped in big timber and great hunting, but it is also storied with history.
As I toured the property with the owner, I was told numerous stories and the history of the place. Stories like:
The old roadbed that is used for an entrance is actually an old county road that was abandoned by the county years ago. That abandoned road entered and crossed The Yank Place and continued to the east until it looped around and ran into what is now known as Rabbit Road.
Additionally, there is an old railroad bed on the property. It ran all the way to Tuscaloosa and was primarily used to transport workers to and from the woods as well as transport timber to the mill. The railroad track was laid in the early 1900s by a company called Kaul Lumber Company. The industrial village that developed around the Kaul Lumber Mill in Tuscaloosa was known as Kaulton. (It was in west Tuscaloosa just west of present day I-359) Today, Kaulton Field, Kaulton Park, Kaulton Road and Kauloosa Ave. all serve as reminders of the former Kaul Lumber Mill and the industrial town of Kaulton.
In 2021, a tornado ripped through the northeast portion of the property clearing a path of about 20 acres. The owner harvested as many of the trees as he could, dug up many of the stumps and pushed the remaining debris into windrows to decay. The current state of this area is at an excellent stage to convert it to an open field, pasture or row crop land. It would make for an amazing dove field as well as well other types of hunting.
There is plenty of wildlife on The Yank Place. Due to limited picture space on this listing, I limited the photos to only a few. It has been mentioned by others that The Yank Place is one of the best places to hunt in Bibb Co.
The terrain is flat to rolling hills. There is approximately a half mile of Blue Girth Creek running through the property. Blue Girth Creek is a year-round creek providing water for wildlife. It ranges in width from twenty to thirty feet wide. The hardwood bottoms are flat with open views and offer great visibility for hunting.
Although there is no power onsite, there are numerous places to build a camp house, pole barn or set up a camper. In fact, the old home place, although no structure exists, is easily identifiable by the stones stacked around it.
Additional features of the property are things like an established salt lick, sightings of Cahaba Lilies, and nut producing orchards for the wildlife.
There are two Sawtooth Oaktree orchards that were planted in the early 1990s. There is also a small Persimmon tree orchard (planted in 2006) and a few young Chinese Chestnut trees.
A short drive (approximately 13 miles) to the west is the Payne Lake Recreation Area. It is a 110-acre lake and campground. It offers fishing, swimming, and numerous campsites for camping. It is my understanding there are other RV sites in this area, but I have not confirmed.
This property will not last long. Dont hesitate if you are looking for a great hunting, recreational timber investment. Give Bill a call at 205-234-0356 to schedule your showing.
