b. City Streets: Seventy five feet (75') minimum between curb cuts.
Required Yards: All buildings and structures, including, but not limited to, service areas and access drives, shall be set back not less than thirty feet (30') from side and rear property lines and not less than forty feet (40') from the future or existing street right of way line of an abutting street.
Screening For Residential Property; Approval: In addition to other buffer requirements, when the back of the development is across the street from property in a residential district, then a solid fence or hedge not less than six feet (6') in height shall be installed and maintained by the developer to screen the back of the project from the residential property. Such screening shall be approved by the city council.
Internal Traffic Circulation: All parking spaces within planned commercial district parking lots shall be provided with chocks to prevent non-desired traffic movements and to facilitate the channelization of vehicular circulation.
Pedestrian Walkways: A system of pedestrian walkways shall be provided so as to separate vehicle and pedestrian movements.
Conditional Use Permit: It shall be the policy of the city to require a conditional use permit for all planned commercial shopping centers.

About the Area
Independence Valley, Elko County, Nevada
Gold Mining Heaven!
Overview
A rhyolite dome situated on the Independence Valley property in northeastern Nevada remains untested, and Peloton geophysical modeling of magnetic and CSAMT data has identified multiple structures within the dome complex that are recommended for drilling.
Independence Valley is situated on the Carlin Gold Trend and is also within the historical Spruce Mountain mining district, which has hosted many historic base and precious metals mines since the 1840’s. The Spruce Mountain deposits have typically been associated with rhyolitic and granitic intrusive rocks,, which Peloton believes are the “Smoking Gun” – indicating the location of the structural feeders for both granitic magmas and gold- and silver-bearing mineralized fluids.
The Independence Valley rhyolite dome and hypabyssal feeder dike is the largest untested rhyolite and hosting structure in the Spruce Mining District.
Description, Location & Access
Independence Valley consists of 21 mineral claims covering about 422 acres and is located about 39 miles (63 kilometers) southeast of Wells, Nevada. The property is 100% owned by Peloton, and there are no royalties outstanding. Access is via Highway 93 south from Wells, then the Tobar and Spruce Mountain Roads.
Geology
The stratigraphy of the Independence Valley property consists of at least several hundred meters of exposed Paleozoic sedimentary rocks that include, in stratigraphic order (oldest to youngest), Ely Limestone, Riepe Spring Limestone, and Pequop and Rib Hill Formation limestones. The base of the sedimentary section is not exposed on the property,, and the the overall stratigraphic thickness is uncertain. In the north-central part of the claim block, the Paleozoic sediments are overlain and intruded by a locally mineralized rhyolite flow-dome complex that includes rhyolite flow, hypabyssal intrusive, and associated phreatic surge tuffs. The hypabyssal intrusive contains rafted blocks of silicified and mineralized Paleozoic carbonate rocks, indicating subsurface mineralization.
A broad, northerly-striking anticline formed in the Paleozoic sedimentary rocks is central to the Independence Valley claims at depth. Tertiary northeast-, northwest-, and lesser east-west-striking high-angle normal faults cut and displace this anticline. Two of the most continuous northeast-striking normal faults form a northeast-striking graben within the central claim area. A mineralized rhyolite intrusive/extrusive dome complex intrudes both northeast- and northwest-striking mineralized normal faults in the northern Independence Valley property. Magnetic anomalies identified by the USGS and confirmed by Peloton are coincident with the rhyolite dome complex,, and the southeastern margin of an inferred shallow granitic pluton is coincident with both the dome and the magnetic anomalies (Raines, 1996). Rhyolite flows and tuffs unconformably overlie the Paleozoic rocks and conceal earlier normal faulting and mineralization. Several younger northwest-striking normal faults of small displacement cut the rhyolite.
Exploration Work Completed
Peloton has completed geologic mapping, soil geochemistry, and geophysical surveys, including magnetics, gravity, and CSAMT.
One reverse circulation angle hole (-50-degree, 235 Azimuth) was drilled on the property in 2019 to a length of 1,140 feet and a depth of about 873 feet. The hole was drilled away from the rhyolite dome structure and targeted a potential down-dropped east limb of an NNW-trending antiform. This hole encountered detectable gold mineralization in 125 of the 5-foot sampling intervals (625 total feet), including 235 feet of continuous gold, in a tuffaceous volcanic rock, fine-grained hypabyssal intrusive, and in the contact zone with adjacent Paleozoic carbonate sedimentary rocks. In addition, this hole intersected visible argillic hydrothermal alteration over a continuous core length of about 500 feet.
Geophysical Modelling
Modelling of the geophysical data, including magnetics, gravity and CSAMT, identified multiple structures within the rhyolite dome complex that are recommended for drill testing. Alteration zones are shown in blue.

Owning a mining claim is having access to a lifetime of great family fun and recreation, in a very beautiful, natural setting.
Nevada, is a great, scenic state, where the spirit of the Old West still lives on.
A lode claim differs from my placer claims, as on a lode claim you can dig into the mountain side and could even go to the extent of building a mine shaft with an approved BLM Plan of Operation.
Lode claims have veins of valuable minerals including gold in veins (called lodes) cutting thru rocks. Quartz and gold are frequently found together and digging into the quartz vein is called chasing the vein.
I found the beginnings of a small trace vein of quartz/gold and found it intermittently up the claim.
Some float (loose sliding rocks) is on the claim.
In lode mining claim prospecting, float refers to loose fragments of rock, ore, or mineral-bearing material that have broken off from a larger, solid bedrock deposit (or "lode") and have been transported downhill.
Finding float is a clue in lode prospecting because it indicates that a potentially richer vein of ore could be somewhere uphill from where the fragments are found.
The process of lode, hard rock mining, is the process where gold is extracted directly from the lode vein beneath the ground and in the mountain side rock, filling in the holes when leave the claim as required by the national forest.
For the use of any machinery, you need to file a Plan of Operation with the BLM for approval.
Scratch your rock ore against an unglazed white ceramic streak plate.
If it's gold, it will leave a golden streak. Or scratch the surface of the specimen with a knife. Gold is a soft metal that will show scratch marks.
You will also receive a free Prospecting Kit once you have paid for your claim that includes,
a Rockhounding Geology Hammer Tool, Rock Pick Axe, 3 PCS Digging Chisels Kit, with Musette Bag, and a Compass. See picture of that kit with the listing pictures.
On my visits to this claim area, I gathered in the intermittent mineral vein, approx. 1/10 of an ounce of gold, being worth about $300. As the BLM does not specify the amount of gold to be found to locate a claim other than gold needs to be discovered, I use this amount for a 20.66 acre claim lode claim as a projection of gold potential. Someone with more time may find more.
Gold prices are over $4000/ounce. Though I could never guarantee what you will find, I did locate this claim in an historical area for gold prospecting as evidenced by the many other claim owners in this area that I previously mentioned.
Gold in just this past year has gone up over $500 per ounce.
Nevada reports that over 6000 ounces of gold have been recovered in these mountain ranges. A ravine has cut into this gold carrying ore body, placing gold deposits in pockets along the ravine.
Beautiful landscapes of the Sierras will make mining seasons here at the Buckeye Creek a great experience.
You can mine this claim year round as the area does not often get deep snowfall.
The area is easy to access, and you can pull a camper right up into the claim.
